Downloading a CSV
- Open the Export page and choose the property and tax year.
- Download the basic export (your ledger rows), or the advanced export, which adds the Schedule E summary and additional detail (advanced export is available on the Operator and Portfolio plans).
- Hand the file to your CPA, or import it into your accounting tool.
What's in the Schedule E summary
The advanced export groups your records the way a CPA works through Schedule E:
- Operating expenses subtotaled per property and grouped by Schedule E line.
- Capital purchases listed separately, each with a suggested MACRS class life for your CPA to confirm.
- Small items (≤ $2,500) flagged as potentially de minimis for your CPA to consider.
- Guest-stay and personal-use figures per property, so the day-count context travels with the numbers.
These are suggested groupings to save your accountant time — Field Ledger does not file anything, make a capitalize-versus-expense determination, or decide de minimis eligibility. Those remain your CPA's and your decisions.
Mileage in the export
Mileage rows carry columns showing whether each trip was marked business and whether a business purpose was stated — factual labels your CPA can work from. The headline standard-mileage-rate figure counts only miles with a stated purpose.
Important — not tax advice
Field Ledger reports facts about your own records against the relevant IRS thresholds — it does not make a tax determination, and reaching a threshold is not the same as qualifying. Material participation, the short-term-rental average-stay exception, the §280A(d) personal-use limit, and capitalize-versus-expense treatment are all fact-specific determinations.
