Tracking personal-use days

The Personal-Use Days page records the days you used a property personally and compares your year-to-date count to the §280A(d) ceiling. It reports your position against the limit — it is not a reclassification verdict.

Logging a day

Open Personal Use (at /app/personal-use), pick the property, choose the date, and set a category:

  • Personal — a day of personal use. This counts toward the ceiling.
  • Maintenance — a day spent substantially full-time on repairs or maintenance. Under §280A(d)(2)(A) these do not count as personal use, so Field Ledger tracks them separately and excludes them from the personal total.

Each date can be logged once per property. If you try to add the same date twice, Field Ledger tells you it's already recorded rather than creating a duplicate.

Reading the status

Field Ledger compares your personal-use days to the ceiling — the greater of 14 days or 10% of your rental days (rental days come from your logged stays). It shows a four-state status:

  • No data — nothing logged yet.
  • Within — below the ceiling.
  • Approaching — at 80% or more of the ceiling.
  • Over — above the ceiling.

Where it appears

Your personal-use status appears on the Personal Use page and in the per-property Schedule E CSV export. Because the ceiling depends on rental days, keeping your guest stays current keeps this figure accurate.

Important — not tax advice

Field Ledger reports facts about your own records against the relevant IRS thresholds — it does not make a tax determination, and reaching a threshold is not the same as qualifying. Material participation, the short-term-rental average-stay exception, the §280A(d) personal-use limit, and capitalize-versus-expense treatment are all fact-specific determinations.
